Chiswick Park celebrates completion of final building

17 September 2015

One of London’s most successful and pioneering business destinations, Chiswick Park, is celebrating the completion of the final building at the 33-acre office development.

Building 7 is a 12-storey, 334,000 sq ft office building designed by Rogers Stirk Harbour + Partners, and is one of the largest speculative office buildings to be completed in London this year.

As the final addition of 12 buildings arranged as a necklace around a two-tier lake, waterfall, decked boardwalk and landscaped gardens, Building 7 offers spectacular views down the spine of the office campus and across the capital itself.

The completed masterplan was conceived by Rogers Stirk Harbour + Partners whose vision was to create a sustainable workplace which improves employee productivity and, ultimately, company performance.

This is brought to life by the Park’s revolutionary Enjoy-Work brand, a business lifestyle ethos which believes if people enjoy their work, they do better work. This is manifested by the estate management team responsible for creating and maintaining an innovative work environment and delivering a programme of events and services aimed at improving business productivity.

The award-winning business community is home to over 8,000 employees from 45 of the world’s best known brands. With the completion of Building 7, the Park now comprises 1.8m sq ft of built stock, making it one of London’s most prominent business destinations.

Richard Paul, Partner at Rogers Stirk Harbour + Partners said: “Building Seven forms the culmination of fifteen years of work by Rogers Stirk Harbour + Partners in the formation of Chiswick Park. Coupled with the vision of Stanhope and Blackstone we were able to create a unique sense of place and community around a new urban landscape. Over several phases the buildings have evolved and kept abreast of changing environmental standards and tenants requirements, keeping Chiswick Park at the forefront of business park design.

The ethos of Enjoy-Work the Park has strengthened the sense of community by establishing a people oriented public realm , where cars are restricted to the perimeter of the development thus enabling the tenant interaction with their environment to thrive.”

Ed Hodgson from Blackstone, asset managers of the park, said: “We’re proud to have completed the final piece of the jigsaw of one of London’s most innovative and admired business destinations. In recent years, Chiswick Park has established a new benchmark for sustainable workplaces, and the portfolio of market-leading brands who call the park home is testimony to its enduring appeal.

“We believe the uncompromising quality of the building and its surroundings, allied to the competitive business rates we can offer, make Chiswick Park one of the best value business locations in London.

“We are encouraged by the levels of occupier interest in the building in recent months, even before its completion. Now Building 7 is open for business, we’re looking forward to beginning the marketing drive in earnest, and we’re confident of securing our first lettings very soon.”

Savills, CBRE and DTRE are the joint letting agents for Chiswick Park, including Building 7, where guiding rent is from £49.50 per sq ft. Stanhope is the development manager, the architect is Rogers Stirk Harbour + Partners, and the lead contractor is Lend Lease. The building has been developed to a BREEAM Offices ‘Excellent’ rating, over ground and 11 upper floors, with floor plates of approximately 28,000 sq ft.

Chiswick Park Enjoy-Work has been in the Great Places to Work Top 50 workplace listing for six years in a row. Enjoy-Work has also achieved a National CSR award for Innovation for Workplace Practices and last year Enjoy-Work won an Event Production Award for Best Event for Under 15,000 people. Feedback every year from 96% of Guests at Chiswick Park confirms that working at the park enhances their productivity and sense of wellbeing.
